How are you measuring 'what can be achieved'? Did your parents have the same occupation that you have now? How are you measuring 'working harder' than anyone my age I know from same place, school, etc? Are you working harder than them or working smarter? They may have worked hard but they were exceptionally lucky. We were taught to get a degree and a career and you'd do well. That simply isn't reality. Supply and demand is quite simple. The demand isn't driven by healthy competition, it's driven by a chronic lack of supply. I'd argue our generation actually need to abandon the housing market and let it collapse. There's no value in it. We're being robbed more than any previous generation. The unfortunate thing is we all need a place to live. My parents were fortunate to purchase a home in 85 for 17k like I mentioned earlier. They sold it exactly 20 years later for 278. That's luck. No amount of hard work can turn that kind of profit. My auld lad has worked hard in the same manufacturing job for his entire life, with an exceptionally strong union which is now almost a thing of the past, he's the first to admit he's sitting on more money than he has time to spend it. There was little or no interest in the Irish language or the GAA in those areas when most of the people living there were born and bred there.

OK. If we take Median income instead of Average then we have to take median house prices instead of average too. It only works if you go like for like. Median income for a couple works out at 85k plus change. That allows borrowing of 297.5k for a mortgage of 327.25k. That's enough for the median house price in 22 of the 26 counties (data doesn't include the 6 counties). If we look back on the stats for the Gaeltacht itself, - and I did - concern was being expressed for the last 20 yrs or more about the " Anglification" of those Gaelic speaking areas or increasing lack of enthusiasm for it. Just facts - not alternate facts. Hard to blame immigration for that.

Median salary in Ireland is 36k pa. Also you are using an example which isn't typical of the average Irish household. Most families do not have 2 parents working fulltime. And you aren't factoring in childcare costs for those families who are. Finally Median house prices include numerous 1 bedroom apartments which aren't suitable for families in the 1st place. I bought my own house less than 4 years ago. I have no intention of selling it but I did get it valued when my initial 3 years fixed term was up (to lower my LTV). It was valued 8 months ago at 130k more than I paid for it 4 years ago. A similar one in a neighbouring estate in the town i live sold for another 105k above that again. The stand out memory for me in the US election campaign was Harris and Trump arguing as to who was the bigger friend of Israel as innocent men, women and children were being slaughtered in their thousands. The problem is to realise that value you have to sell, and the same inflation is happening everywhere so you won't see any profit.
